Talk with you to determine your timeline and goals for selling- Prepare a comparative market analysis (CMA) and review additional pricing methods to establish an appropriate listing price range for your home
- Provide an estimated net proceeds sheet so you have a better idea what’s involved financially in the sale of your home
- Discuss ways to enhance your property to help receive top dollar
- Order a title report in advance of the sale to ensure we have enough time to address any potential issues or concerns
- Place your home on the Northwest Multiple Listing Service (MLS) where it can be seen by thousands of other real estate agents who are helping buyers
- Further establish an internet presence for your home so buyers are able to find it, even without the assistance of their agent
- Create a virtual tour of your home
- Have a For Sale sign placed on your property along with a flyer box
- Make sure the flyer box stays stocked with flyers advertising your home
- Hold a Broker’s Open for area real estate agents to preview the home. Solicit their feedback and share the results with you
- Install a lock/key box so agents can access your home to show their buyers
- Track the lock/key box to contact those agents for feedback, and share those results with you
- Present all offers and discuss with you whether or not they help achieve your goals
- Negotiate the best terms and price possible
- Coordinate information and work with all other parties involved (title and escrow, buyer’s agent, appraiser etc.)
- Negotiate inspection issues (if applicable)
- Ensure we meet our timelines on any contingencies
- Arrange for delivery of keys to the new homeowners
