Assist with lender selection and maintain close contact with your lender throughout the process- Discuss your needs and wants for your new home
- Customize a home search personalized to you that will be run on a daily basis
- Send potential homes to you as they come available
- Coordinate home tours – regardless of which company the home is listed with, and work with you to compare each potential home against your needs and wants
- Prepare a market analysis on a property prior to making an offer – in addition to preparing analyses on the current and appropriate:
- Market conditions
- Price appreciation
- Sales prices compared to tax assessed values on recently sold properties
- Write a contract designed to protect you
- Explain the Purchase and Sale Agreement
- Negotiate the best terms possible
- Create a Pending-to-Close calendar reminding you of important dates and deadlines (provided within 24 hours of “mutual acceptance”)
- Assist in coordinating the home inspection(s) and negotiating the inspection results
- Work with all parties involved in the transaction to keep it a smooth one (lender, title & escrow, inspectors etc.)
- Ensure all timelines are met
- Coordinate delivery of keys to your new home
You are not forgotten once the sale is complete. Every month you will receive real-estate information such as current trends in the market place, sales statistics, and an annual neighborhood review.
